I. Job Summary
The Head of Property Management is responsible for overseeing the end-to-end operations of real estate assets, ensuring efficient performance, cost control, and high service standards. This role leads property teams and vendors, manages tenant and resident experience, and drives maintenance, compliance, and asset enhancement strategies to maximize long-term value and operational excellence.
II. Main functions and tasks
1. Responsible to the Board of Directors of the Company and the Group for the quality of the Department's work. Organizing to perform the work of the department to ensure efficiency, consistent with the guidelines of the Company, the Group and meet client commitments.
2. Set goals, work targets of the department, organize / control the implementation and evaluate, report, adjust as needed and when required. Monitor the preparation and implementation of periodic plans, budgets, forecasts, management plans, monthly reports, change reports, failures, and control of operating expenses compared to the budget. Supervise and approve assigned payment requests.
3. Deploy the general work requirements, policies, cultural activities ... of the Company and the Group for the whole department, ensuring the set efficiency.
4. Manage the business's financial and operational efficiency, recommend strategy and tactics for achieving objectives.
5. Provide market analysis and asset management consulting services. Assist in achieving and maintaining established goals.
6. Develop new business opportunities from relationships with clients, related departments, anticipate and respond client meets, and ensure goals are met.
7. Ensure the delivery of accuracy, timely, and complete reports when required.
8. Ensure periodic regular property inspection. Recommend and / or approve alterations, maintenance and reconditioning as necessary. Select and supervise vendor services as required.

III. Job responsibilities
- Qualifications and Education:
• Bachelor's degree (BA/BS) from four-year college/ university or higher.
• Requires in-depth knowledge of business and property management, Business/ Property Management License required,
• Knowledge of contracts, finance, taxes, construction, especially specialized in contracts and finance.
- Experience
• A minimum of 10 years of related experience and/or training.
- Required Knowledge and Skills:
• Intermediate to advanced skills with Microsoft Office Suite (e.g. Word, Excel, PowerPoint, Outlook).
• Ability to comprehend / analyze finance / business and interpret the most complex documents and reports.
• Develop and implement financial policies and procedures, creativity and innovative solutions. Approve and oversee department budgets.
• Sensitivity in problem solving, capable of solving advanced and complex problems.
• Ability to write reports / statements / presentations / persuade / train, inspire ... with distinctive style for employees, clients, top management and / or public groups.
• Ability to motivate, encourage, empower and flexibly manage change / negotiation effectively.
• Can effectively receive and respond information to make accurate and beneficial decisions for the Company.
• Excellence verbal communication skills, ability to analyze situations, organize, solve problems, negotiate well,
